Project Overview:

Following a competitive tendering process, Link Contracting was awarded the contract to refurbish three science laboratories at Winstanley College, Wigan. The comprehensive project included the removal of existing science equipment and asbestos, and the installation of new ventilation systems, state-of-the-art science laboratory furniture, upgraded electrical systems, new glazing, mechanical installations, flooring, and full redecoration of all three laboratories.

Challenge:

This project presented several key challenges:

  • Multi-Contractor Coordination: Link Contracting was responsible for coordinating with the college’s nominated mechanical, electrical, and furniture contractors. Effective communication and collaboration were essential for effective project delivery.
  • Concurrent Works: Other contractors were simultaneously working in adjacent rooms and thoroughfares, requiring meticulous planning and coordination of health and safety procedures, including fire evacuation strategies, to ensure the safety of all personnel.
  • Effective Scheduling: The project timeline was constrained by a six-week summer holiday window. Furthermore, scheduled college exams and visits from prospective students required careful planning to minimise disruption and maintain a safe and presentable environment. Quiet work periods were essential during exams, and immaculate site conditions were crucial for college visits.

Link’s key challenges included coordinating with multiple contractors, managing simultaneous works in adjacent rooms and adhering to a strict six-week timeline. We ensured effective communication, planned meticulously to reduce disruption around college activities such as exams and maintained safety and cleanliness throughout the project.

Solution:

  • Pre-Construction Planning: Multiple meetings with the client established a detailed program, aligning schedules of contractors, college activities and public access, preventing conflicts.
  • Program Management: Comprehensive project program and Construction Phase Plan (CPP) developed; thorough vetting of risk assessments and method statements mitigated health and safety risks and prevented delays.
  • On-Site Management: A full-time Site Manager ensured adherence to the project program, health, safety protocols and quality standards; logistics plan minimized disruption, ensuring a clean and safe environment.

Results:

Link Contracting successfully delivered the project on time, within budget, and without any accidents. The client expressed full satisfaction with the quality of the workmanship and the professionalism of the team. The refurbished laboratories now provide Winstanley College students with modern, state-of-the-art facilities for science education.
