Project: Refurbishment of The Stanley Arms Public House, Northwich
Client: Punch Pubs
Type of works: Refurbishment of the external finishes and internal trading areas.
Programme duration: 3 weeks
Completion date: August 2024
Project Overview:
Link Contracting was awarded the contract to refurbish The Stanley Arms, a popular country pub in Northwich, renowned for its high-quality food and beverages and its location adjacent to the local canal and river way. The project encompassed extensive internal and external redecoration, the overhaul of box sash windows, flooring replacement throughout the pub, the installation of new and replacement light fittings, and general plumbing and joinery repairs. Link Contracting collaborated closely with the client’s appointed designers and upholsterer, who were responsible for updating furniture coverings and wall art.
Challenge:
The project presented two key challenges: a tight three-week timeframe during the peak summer season, and the need to maintain exceptional quality throughout the refurbishment. Any delay would have resulted in significant revenue loss for both the client and the publican. Furthermore, the age of the building presented inherent risks, including potential asbestos and the necessity for working at height.
Solution:
Link Contracting addressed these challenges through meticulous planning and proactive project management.
- Time Management: A detailed project program was developed, enabling efficient coordination of trades on site and ensuring a safe and productive work environment. This rigorous scheduling proved crucial in meeting the demanding deadline.
- Quality Control: Recognising the importance of a high-quality finish, Link Contracting implemented stringent quality control measures at every stage of the project. This focus on detail ensured the client’s expectations were not only met but exceeded.
- Risk Mitigation: Prioritising health and safety, the Contracts Manager developed a comprehensive Construction Phase Plan (CPP) and conducted thorough reviews of risk assessments and method statements. A dedicated, full-time Site Manager was appointed to oversee day-to-day operations, ensuring strict adherence to the project program, health and safety protocols, and quality standards. Regular site visits from Contracts Managers and the health and safety team further reinforced these commitments.
Results:
Link Contracting successfully delivered the project within the allocated timeframe and to an exceptionally high standard. The client and publican commended the team’s diligence, work ethic, planning, and commitment to quality control. This successful project has led to Link Contracting being awarded several subsequent schemes, where the same rigorous approach is consistently applied to ensure consistently high standards.
Key Successes:
- Completion of the project within the challenging three-week timeframe.
- Delivery of a high-quality finish that exceeded client expectations.
- Effective management of inherent project risks, including asbestos and working at height.
- Positive feedback from both the client and the publican.
- Award of subsequent projects based on the demonstrated quality and professionalism.
